A Gas Safety Certificate, commonly referred to as a CP12, is a legal requirement for landlords and must be renewed every 12 months. A Gas Safe registered engineer must carry out the inspection, and landlords are required to provide tenants with a copy of the certificate within 28 days of the check, or before the start of a new tenancy.
The purpose of the inspection is to confirm that all gas appliances, pipework, flues and ventilation within the property are operating safely. Failing to arrange a valid certificate can result in significant penalties and, more importantly, can put tenants at unnecessary risk.
